Service Development – Project Development as a Service
Neokeen takes over the entire real estate project development for institutional clients.
Our clients do not want to sell their assets at too early a stage of development, but to benefit fromthe increase in value of the buildings and land. At the end of the project, they have the choice of selling the project or integrating it into their portfolio for the long term.
With Service Development, clients can access our expertise and resources while minimising their risk in project development. Neokeen undertakes project development for clients – across all service phases. Our key competencies are our experience, network and cross-sector expertise. We have over 10 years of project development experience. For the majority of our clients, we take over the entire project process, but we can also offer only parts of it, such as the basic evaluation, the development of the project idea/initiation, the conception, the concretisation, the realisation or the subsequent marketing – always with an eye on the topics of ESG and sustainability.

Student residence / Trier
Complete gutting of an existing building, extension with two fully-fledged annexes and creation of up to 100 ultra-modern student flats vis á vis Trier University of Applied Sciences…. that is the plan.
The location could not be better. In the student city of Trier, plagued by a housing shortage, an unused building stands opposite the university. A bus stop directly in front of the property takes students to Trier city centre, the main railway station or the university in just a few minutes. The owner recognised the potential and asked us to develop ideas for the future use of the building.
A site and market analysis revealed a far greater need for student housing than is currently being met. Discussions with students, dormitory operators and university staff made the clear location advantages of the client property even clearer.
By commissioning external building surveyors and experts, the building’s condition could be precisely recorded and used as a basis for all further conversion measures. Surprises can thus be reduced to a minimum.
